Permits

Development permits relate to land use by local Zoning Bylaws and are regulated by the Planning and Development Act, 2007. Development permits are required when a structure larger than 100 square feet is being built, such as sheds, shops, cattle shelters, etc. Development permits are not required to build a deck, fence, private on-site sewage systems, landscaping, etc.

Building Permits relate to construction by local Building Bylaws and are regulated by the Uniform Building and Accessibility Standards (UBAS) Act, including The National Building Code. Building permits are required when a structure larger than 100 square feet is being built and has living quarters. Building permits are also required when structural changes are being made to a residence. Building permits are not required when doing renovations to a residence.

For further information regarding permitted, discretionary, and prohibited uses, please refer to the RM of Hazel Dell’s Zoning Bylaw. Zoning for all parcels of land in the municipality can be found on the “Zoning District Map” within the Zoning Bylaw. Regulations for each district will be found in the corresponding sections.  The Zoning Bylaw can be found on our website.

Both a Development and Building permit are required to build a new structure with living quarters (house or shop with living quarters).

Development permits cost $25 and Building permits cost $75. Development and Building permits can be picked up at the R.M. office, emailed, mailed, or printed off from our website. Once permits have been filled out and payment has been made, the permits then need approval from council. The applicant will be notified of councils decision. Once a Building permit has been approved, it is then sent off to our Building Inspector. B&B Enforcement Services has been contracted by the municipality to perform building inspections. Building permit fees differ for each project and usually depend on the size of the project and the number of inspections it may require.

For any other additional information, please contact the R.M. office.
