π¬ Tax & Assessment Notices
Property owners receive separate Assessment Notices and Tax Notices. Tax notices are mailed to the address we have on file.
If your mailing address has changed, please contact the office or email us at [email protected] to update your information.
π° How Your Tax Dollar Is Used
For residential and commercial properties, your tax dollar is split between two components:
- Municipal Taxes: Set by the RM of The Gap Council
- Education Property Taxes: Set by the Province of Saskatchewan
Municipal mill rates and base taxes may vary from year to year. Please refer to your tax notice for current rates.
ποΈ Payment Deadlines & Discounts
To receive a discount on the municipal portion of your taxes, payment must be submitted before December 31.
Accepted payment methods include:
- Cheque
- Online banking (please allow up to 10 business days)
π³ Payment Processing & Discount Eligibility
Please note that payments are not considered received until the funds have been deposited into the RMβs bank account.
If you are mailing a cheque, be sure to allow sufficient time for it to arrive at the municipal office and be processed before month-end.
Payments received after the cutoff will not qualify for the current monthβs discount.
We recommend submitting your payment early to ensure eligibility. If you have questions about payment methods or timing, please contact the municipal office
Note: Education property taxes are not eligible for discounts.
π Provincial Percentage of Values
The Province of Saskatchewan applies the following percentages to assessed values:
- Residential: 80%
- Agricultural: 55%
- Non-Arable (Grazing): 45%
- Commercial, Industrial, Elevator, Railway, Resource, and Pipeline: 85%

π Property Assessment Information
The Saskatchewan Assessment Management Agency (SAMA) provides property assessment services and maintains a public tool called SAMA View, where you can:
- Search property assessment details
- Compare similar properties across municipalities

π Revaluation Cycle
SAMA conducts province-wide property revaluations every four years, based on a new base year.
- The most recent revaluation was completed in 2025, using the 2023 base year.
- The 2025 revaluation will apply these values through 2028, providing stable and consistent assessment for property owners.
- Municipalities are required by legislation to use these updated values when calculating property taxes.
- The next revaluation is scheduled for 2029, using a 2027 base date.
